Open Viewing Hat Trick

 
Coast and Country Estate Agents have a reputation for doing things differently. One method of marketing which they pioneered in this area is open viewing events. Currently they run one or more each week, which they prominently advertise on the front page of THE HOMEBUYER. They are also promoted on Rightmove, Zoopla and by sending out thousands of invitations to those interested in purchasing locally. This method of sale can generate considerable interest and concentrates viewings into one pre-arranged time slot. This is convenient for sellers and also for buyers as no appointment is necessary. Open Viewing Events can be used as a standalone method of sale for the right properties or alongside conventional marketing to generate interest above and beyond the norm.

Often creating extra excitement by allowing potential buyers to view at the same time, leads to more than one offer. Potentially this leads to sales being agreed promptly at above the guide price. At three recent events Coast and Country have achieved great results for both enthusiastic buyers and vendors alike.
 
On the 25th March the Open Viewing Event at 31 Woodleigh Road, a 3 bedroom semi-detached house, resulted in visits from 15 potential buyers and 7 offers. The sale was agreed at a little over the guide price of £180,000 to a cash buyer.
 
A few days later after a well-attended viewing at a 2/3 bedroom cottage in Waltham Road, with a guide price of £125,000, three offers were received and again the sale was agreed at above the guide price, again to a cash buyer.
 
More recently 3 Prospect Terrace, a mid terrace home with many original features was offered for sale by the same method. This property proved even more popular on the day and at the time of writing offers are being considered.
